If you are considering a move within Union County, your budget can look very different depending on whether you focus on Plainfield, Westfield, or Scotch Plains.
As of late summer and early fall 2026, Zillow data shows typical home values of about **$519,000 in Plainfield, $846,000 in Scotch Plains, and $1.32 million in Westfield**. Those numbers do not tell you what every home costs, but they give buyers and sellers a useful starting point for understanding how differently the three markets are positioned. [)

Here is a snapshot based on the most recently available Zillow figures:

These figures immediately show why comparing the towns by budget can be more helpful than simply asking which community costs more.
At approximately $500,000, Plainfield generally offers the broadest range of possibilities among these three markets based on current townwide values.
Plainfield's typical home value was about $519,451 in August 2026, and its August median sale price was approximately $513,750. That puts a $500,000 buyer relatively close to the middle of the current Plainfield market.
Depending on condition, location, lot size, and property type, a buyer at this price point may encounter detached homes, older homes with architectural character, smaller residences, or properties where updates may be part of the decision.
Plainfield also has NJ TRANSIT service on the Raritan Valley Line, with Plainfield Station located between Watchung and Park avenues.
In Scotch Plains, $500,000 sits considerably below the town's typical home value. There are still properties that sell in this range, particularly condos, townhomes, smaller homes, or properties with different condition profiles. Recent September sales listed by Zillow included a two-bedroom property at $437,000 and a two-bedroom townhome at $549,000.
In Westfield, a $500,000 budget is substantially below the current typical home value, so choices may be more limited and more likely to involve smaller property types rather than a typical detached home.

At roughly $750,000, buyers begin to have a different set of choices.
Plainfield
A $750,000 budget sits well above Plainfield's current typical home value of approximately $519,000. That can put buyers in a position to consider larger homes, renovated properties, homes with additional bedrooms, larger lots, or properties with distinctive architectural details, depending on available inventory.
Plainfield includes a wide range of housing styles, so property condition and location within the city can produce meaningful differences even among homes with similar asking prices.
Scotch Plains
A $750,000 budget sits closer to the center of the Scotch Plains market.
Recent September sales show examples including a four-bedroom home that sold for $750,000 and a three-bedroom home that sold for $780,000. Those examples do not establish what every $750,000 buyer will find, but they show that detached homes can appear around this range.
Scotch Plains also offers parks, recreation facilities, a downtown shopping district around Park Avenue, and ongoing downtown redevelopment activity. The township publicly presented details of its downtown redevelopment plan in May 2026.
Westfield
At $750,000, buyers remain below Westfield's typical home value of approximately $1.32 million. Opportunities may still appear, but buyers should expect greater competition for lower-priced listings and should be prepared for variations in size, condition, and property type.

A budget near $1 million changes the comparison significantly.
In Plainfield
A $1 million budget is far above the city's current typical value, which can open the door to some of Plainfield's larger, more architecturally substantial, or extensively updated properties.
Buyers at this level should still compare recent comparable sales carefully rather than assuming that a larger asking price automatically means better resale value.
In Scotch Plains
Around $1 million brings a buyer into a range where larger detached homes become more common.
September 2026 sales reported by Zillow included homes at approximately $800,000, $851,500, $1.10 million, $1.14 million, and above, illustrating how broad the Scotch Plains market can be depending on size, updates, and location.
In Westfield
A $1 million budget is much closer to Westfield's active market, although still below its approximately $1.32 million typical value.
Recent September sales included a three-bedroom property at $985,000 and another three-bedroom property at $999,000. A four-bedroom home sold for approximately $850,625. At the same time, other Westfield homes sold well above $1.8 million and $2 million, showing the broad range of the market.
Westfield also has a substantial downtown shopping and dining district, parks, NJ TRANSIT service on the Raritan Valley Line, and Victorian and Colonial architectural character throughout parts of town.
At this level, buyers are operating in a higher segment of all three markets, but the differences remain significant.
In Plainfield, this budget may place a buyer among some of the city's higher-priced residential properties.
In Scotch Plains, recent sales show this range can include larger detached homes. September examples included four- and five-bedroom homes selling around $1.31 million, $1.38 million, $1.43 million, and $1.60 million.
In Westfield, this price range is close to current townwide norms. Zillow reported an August 2026 median sale price of approximately $1.43 million and a typical home value of about $1.32 million.
For a buyer deciding among these towns, this is where the conversation becomes less about whether a home is affordable within the budget and more about what matters most within that budget: square footage, lot size, renovation level, architectural style, proximity to downtown, transit access, or the amount of work a buyer wants to take on.
There is no single reason that explains the difference.
Real estate prices reflect many factors, including supply, housing stock, lot size, property condition, proximity to transportation and commercial areas, recent comparable sales, buyer demand, and the number of homes available at a particular time.
Westfield's typical home value increased 9.7% year over year as of August 2026, compared with 5.7% in Scotch Plains and 0.6% in Plainfield, according to Zillow's Home Value Index.
That does not mean one market is inherently “better” than another. It means buyers are entering three markets with different price structures.
Based strictly on September inventory figures from Zillow, Plainfield had more homes listed for sale than the other two markets.
Plainfield recorded 119 homes for sale in September, compared with 55 in Westfield. Scotch Plains had 50 homes for sale in the latest August figure available from Zillow.
Inventory numbers can change quickly, however, and more listings do not necessarily mean every price range has the same amount of choice.
A buyer looking for a $500,000 home and a buyer looking for a $1.5 million property may experience completely different market conditions within the same town.
This comparison matters for sellers too.
If you own a home in Plainfield, Westfield, or Scotch Plains, pricing should be based on your immediate competition rather than a broad Union County average.
A Westfield seller should not price solely from a Scotch Plains sale, and a Scotch Plains homeowner should not assume a Plainfield price trend applies directly to their property.
Even within one town, value can change based on:
Property type
Interior condition
Renovations
Lot size
Square footage
Garage and parking
Finished living space
Location relative to transportation and commercial areas
Current competing listings
Recent comparable sales
That is why a detailed comparative market analysis becomes especially useful in a market where nearby towns can have very different pricing.

There is no one-size-fits-all answer.
Plainfield currently offers a lower typical entry price among the three and may give buyers more purchasing flexibility at budgets around $500,000 to $750,000.
Scotch Plains sits between the other two markets based on current values, with detached-home sales appearing across a broad range from below $600,000 to well above $1 million.
Westfield currently carries the highest typical home value of the three, with many sales around or above the $1 million level.
The better question is not simply, “Which town can I afford?”
It is:
What type of home, condition, location, and monthly housing cost can I comfortably purchase within each town?
That comparison gives buyers a much clearer picture.
Market averages are helpful, but your home search or sale depends on the details.
If you are comparing Plainfield, Westfield, Scotch Plains, or another Union County community, I can help you look at current listings, recent sales, local competition, and the price ranges that fit your plans.
For sellers, we can also look closely at how your property compares with nearby homes and which preparation and presentation decisions may help position it strongly in the current market.
